Main Channel Boat Dock Homes
MANDALAY BAY, BOAT DOCK HOMES, Oxnard, CA:
Mandalay Bay includes custom, detached boat dock homes with privately owned boat docks and
two phases of attached single family homes with boat docks. The detached homes were not
built as a tract but were built over time. Ages of homes ranges from 1971
to brand new and many of the original homes have been rebuilt or remodeled.
The waterfront properties in Mandalay Bay are part of the original residential development in the harbor created when channels were dredged out and opened in 1971. There are about 730 properties including detached single family homes, attached single family homes known generally as townhomes, and vacant lots. All properties in this part of the development are directly on the water and have boat docks. Docks are typically 40' which allows for a 40' overall length boat to dock at the property. Docks vary in size in the area from 40' to 126'. For example, a water corner home can have about 80' and 140' of docking. Other properties can offer larger docks sizes including 44',45',50',60',65', 67' docking spaces. The size and number of the docking spaces can, or course, effect the value of the property.
The detached homes range in size and design and were not built as a Styles and design vary throughout the area and new homes can still be built either on the remaining vacant lots or by remodeling or tearing down the older home.
The attached homes or townhomes were built in two phases as Planned Unit Developments. These are single family homes on a zero lot line and the owner owns the land, building and the dock. The first phase built in 1971 featured four plans ranging from about 1800 to 2300 square feet. All are two story and each has the master on the second floor facing the water. The second phase was built in 1976 and also has four models. These range from two single-story plans with 1220 and 1350 square feet to two two-story plans with 1650 and 1800 square feet. All the masters in this phase are on the main floor. Many of these attached homes have been remodeled, expanded and even torn down and rebuilt giving a variety of plans and sizes. The Mandalay Bay area has a Homeowners Association which is voluntary and has dues of only $50 per year. There are no Mello Roos fees on these properties but there is a Waterways Assessment District fee on the tax bill for the maintenance district for the area. These homes are all directly abutting the waterways and do not have any public walkways in front of the homes.
