OXNARD: MANDALAY BAY BOAT DOCK HOMES, WESTPORT BOAT DOCK HOMES AND SEABRIDGE BOAT DOCK HOMES: Channel Islands Marina offers three developments of boat dock homes in Oxnard, CA.  Mandalay Bay includes custom, detached boat dock homes with privately owned boat docks and attached single family homes in the original Mandalay Bay. Townhomes are single family homes on a zero lot line, generally with a shared boat dock. Boat dock sizes in the area range from 28' to 100' and some boat dock homes can accommodate more than one boat. Since this area was not built as a tract development, there are also buildable waterfront vacant lots  These homes are all directly adjacent to the waterfront and do not have Mello-Roos fees.
Westport is a development built in between 2004-2006 and includes two phases of boat dock homes and homes off water. The first phase has 40' wide lots and the second phase has 50' wide lots. Generally, these homes have boat docks that are shared by two homes.  A few homes have walkways in front on the water side.
Seabridge is the final phase of development in the Channel Islands marina residential area and includes condos, off water homes and on water boat dock homes.  This development was built between 2006-2009.  There are two phases of boat dock homes in this development and most have public walkways in front of the homes. This development includes a pool and recreation area and offers beautifully landscaping and walking paths.  The adjacent Seabridge shopping center has Vons as an anchor tenant and many shops and services within walking distance of these marina homes. BEACH AND MARINA CONDO COMPLEXES: There are also several marina area condo developments. In Westport, the Lighthouses at Westport, a gated project with townhome style condo, Whitesails, offers single level units, and there are a few tandem townhomes as well.  In Seabridge, there are several buildings of single level condos known as Port Marluna.  At the beach, The Colony is a popular gated condo development with condo and villa plans.
OXNARD BEACHES: There are three beach areas in Oxnard: Mandalay Shores (formerly Oxnard Shores), Hollywood Beach and Silverstrand and also two condo projects which are The Colony and Harbor Walk. Mandalay Shores has oceanfront homes and many homes within easy walking distance to the beach. The lot sizes are generally 40' x 100' and there are single story and two-story homes. Hollywood Beach is a well-located beach community with oceanfront homes and three streets of near oceanfront homes. Silverstrand Beach is the most southern of the Oxnard beach home areas.  Like Hollywood Beach there are oceanfront and side street homes. In both Hollywood Beach and Silverstrand Beach the lot sizes are generally 35' x 75' and there are single story to tri-level beach homes.
VENTURA KEYS BOAT DOCK HOMES:  The Ventura Keys marina in Ventura CA features waterfront homes, off water properties and duplex units. Waterfront boat dock homes were built from 1965 to present.  There are also a few vacant lots left directly on the water.  This is development in Ventura CA is a smaller harbor that Channel Islands and the exclusive Keys are has only four streets with waterfront homes.  These homes are directly on the water and include boat docks. This area has easy access to the 101 Freeway and downtown Ventura CA.
VENTURA BEACHES: The beaches in Ventura CA are divided as the Ventura Pierpont Beach area to the south, and North Ventura Beaches.  The southern section is close to town and next to the Ventura Keys area.  These beach homes range in age and size and offer a wide selection of oceanfront and near the water homes.  The North Ventura Beach area offers many oceanfront homes in several different beach communities. These include Faria Beach, Solimar Beach & Seacilff Beach.
